Every home on this page is NDIS housing in Sydney run by a registered provider, not a private rental listing. Each listing shows the suburb, home size and the type of NDIS funding the home is designed for.

Some homes are specialist-designed for high support needs, and some are supported living homes where help with daily tasks is available. If you are unsure which type suits you, ask us. We will explain the difference and help you shortlist the right homes.

How SIL Works in 3 Steps

How Do You Apply for an NDIS Home?

STEP 01

  • Tell us what you need. Send an enquiry and let us know whether you are looking for a specialist or supported home, your preferred area, and your timeframe. If you have a support coordinator, they can enquire on your behalf.

STEP 02

  • Discuss the homes that fit. We match you against current vacancies, answer your questions about funding and the home itself, and arrange an inspection where needed.

STEP 03

  • Decide and move in. When you find the right home, we guide you through the paperwork and the move. Your support team, through your plan, is ready from day one.

What Should You Ask Before You Choose a Home?

A home is a big decision. Before you commit, make sure you know:

  • Funding: Is the home covered by your current NDIS funding, or will you need a plan change?
  • Costs: What does NDIS funding cover, and would you have any costs of your own? Rent and participant contribution amounts are not published here, so we go through the exact arrangement with you.
  • Support: Is daily support included, or arranged separately through your plan?
  • Housemates: Will you live with others, and how are housemates matched?
  • Location: How close is the home to family, transport, shops and your regular services?
  • Visits: Can you inspect the home and meet the team before deciding?

NDIS housing is funded in different ways depending on the home and your needs

How Does NDIS Funding Pay for Housing?

  • Specialist homes (SDA) are funded through the Capital Supports budget. The NDIS pays for the specialist dwelling itself. Learn more on our SDA page.
  • Supported living (SIL) is funded through Core Supports and pays for the support workers who help you with daily tasks at home. Learn more on our SIL page.
  • Short stays (respite / STA) are also funded through Core Supports and cover a temporary stay away from home. Learn more on our respite page.

I have engaged with Dynamic Support Services (DSS) for over a year now supporting NDIS participants to access Short Term Accommodation (STA) at their site in Sydney Olympic Park. A core role of my position as a Support Coordinator is to offer choice and provide options for an array of services for my clients who are living with severe and persistent mental health issues. However, due to the consistency of prompt and professional interactions I have experienced with DSS, the clean, modern and state of the art STA facilities (which has been reinforced with feedback from the participants who have accessed their STA), DSS is at the top of the list for flexible and recovery orientated STA service provision.

I always receive the absolute best support from not only the support workers whom support me for my stay, but all DSS staff including management. The apartments at Olympic Park are situated perfectly for myself as I attend events regularly at Olympic Park, they are so comfortable and extremely clean. DSS assist me with not only being able to attend my events but also with meals and transportation throughout Sydney. I feel right at home from the moment of being picked up and dropped back off to go back home. I actually travel a long way to get to my STA but it is absolutely well worth it, all support workers always go above and beyond to cater for my needs. Choosing a care service is a difficult time for families. Are we doing the right thing? Will they provide the quality of care our loved ones need and deserve? Will our loved ones be happy? Frequently Asked Questions About NDIS Housing and Vacancies

Everything you’re probably wondering. Here are the answers that help people feel ready to begin.

How does NDIS housing funding work?

NDIS housing is accommodation for people with an approved NDIS plan. Depending on the home, the NDIS pays for the specialist dwelling or for the support provided inside it. Each home is different, so we explain the funding arrangement and any costs before you apply.

Public housing is managed by state governments and allocated through a waiting list. NDIS housing is provided by registered NDIS providers like Dynamic Support Services and is funded through your NDIS plan based on your support needs. The two are separate systems.

It helps. If you already have an approved NDIS plan, we can match you to a current vacancy quickly. If you are still waiting on a plan or a plan change, we can still talk you through the process and what to ask your planner.

That depends on the home and your funding. Some homes are designed for a single resident and some are shared. We will be honest about which current vacancies could suit living alone versus sharing.

Vacancies change quickly. If a home you like is filled, we can add you to the list for the next suitable vacancy or show you similar homes in the same area.
